Job summary

CREtelligent is seeking a contractor to perform field-based Property Condition Assessments (PCA) for commercial real estate across Minnesota. You will conduct site visits, observe building systems, identify issues, capture data and photos, and generate formal reports per client scope.

The role requires 5+ years in CRE PCA and producing reports aligned with ASTM E2018 standards. This contractor position emphasizes in-field work, with reports delivered through Quire templates.

Qualifications

• 5+ years evaluating commercial properties.
• Proven experience as a Property Condition Assessor, Commercial Inspector, or in a similar role within commercial real estate.
• Creating formal PCA reports conforming to ASTM standards (preferred)

Responsibilities

• Perform comprehensive walk-through observations at commercial properties (offices, retail, industrial).
• Visually assess property components: site, structure, HVAC, electrical, plumbing, overall condition.
• Identify, document, and prioritize property deficiencies and maintenance needs.
• Prepare detailed reports with descriptions, photos, and action recommendations using templates.
