Job summary

Rimkus Consulting Group seeks a Property Condition Assessment (PCA) Consultant to support equity due diligence by performing on-site inspections and producing PCA reports for institutional investors, lenders, and property owners.

The role combines fieldwork with detailed analysis and reporting, evaluating structural, envelope, and MEP systems. Travel up to 50-60% is required, and a Bachelor’s degree in a related field is expected.

Qualifications

Bachelor’s degree in Engineering, Architecture, Construction Management, or related field.
Engineer-in-Training (EIT) or Professional Engineer licensure preferred.
Minimum 3 years of experience in commercial building condition assessments.

Responsibilities

Perform on-site Property Condition Assessments (PCAs) across various property types per ASTM E2018-24.
Prepare PCA reports meeting client, lender, and agency requirements within deadlines.
Develop Immediate Repair Needs (IRNs) and CapEx cost estimates.
Support internal QA/QC reviews and collaborate with multiskill teams.
