Job Description Summary

The Regional Property Manager is responsible for executing the business plan for an assigned portfolio of properties. They should have a proven track record in managing diverse properties, be motivators, good communicators, and hands-on managers. They have direct accountability over Property Managers and Area Managers and may mentor other Regional Property Managers to ensure adherence to corporate policies and procedures, and to meet or exceed client expectations. The role requires strong client and team management skills, along with the ability to develop, train, and mentor lower-level managers.

Essential Job Duties
  1. Act as the main point of contact for all property-related items with the owner's representative, understanding and communicating the terms of the Property Management Agreement.
  2. Review and approve all property purchasing, ensuring compliance with the expense budget.
  3. Partner with Marketing to develop budgets and plans, and monitor advertising effectiveness and spending.
  4. Participate in revenue management and pricing discussions with the Revenue Management team.
  5. Review resident and mystery shop survey results, creating action plans for improvement.
  6. Oversee marketing activities, including reviewing market comparisons, weekly lead reports, and screening metrics.
  7. Assist with RFP responses and participate in pitches.
  8. Ensure property staff utilize property-specific front-end technology systems effectively.
  9. Manage property risk, safety standards, and coordinate with team members to ensure timely rent readiness.
Competencies
  • Ability to perform all essential functions satisfactorily.
  • Experience with financials and budgets.
  • Proficiency in Yardi, Microsoft Office Suite, and other software applications.
  • Relevant certifications and licenses (CPM, CCI, RPA, CAM, real estate license) preferred or required in some markets.
  • Ability to analyze system-generated reports and communicate financial information effectively.
  • Other duties as assigned.
Education and Experience
  • Bachelor’s Degree required.
  • 5+ years of related experience in multifamily property management at the Regional Property Manager level.
  • Experience with Yardi and multi-site management.
Work Environment and Physical Demands

This role operates in a professional office environment and requires travel between properties, sometimes in varying weather conditions. Physical requirements include standing, walking, climbing stairs, and exerting force to lift or move objects up to 20 pounds.
