Qualifications

• Experience managing multiple properties with measurable NOI results.
• Ability to read ownership-level financial reports.
• Direct experience with personnel decisions and evaluations.
• Familiarity with fair housing compliance as an operational habit.
• Ability to develop a data-driven marketing strategy based on local traffic.

Responsibilities

• Oversee personnel, leasing performance, financial outcomes, maintenance, and compliance across sites.
• Review budgets, variances, and write explanations for drifted line items.
• Approve timesheets and conduct property inspections.
• Coordinate with onsite Community Managers on staffing decisions.
• Develop annual operating budgets and monitor income/expenses monthly.
• Review vendor proposals and capital improvement needs.
• Create marketing plans, assess closing techniques, and build resident retention programs.
