Job description

Third-party management at scale creates a specific kind of regional role. Asset Living oversees portfolios that cut across multifamily, build-to-rent, affordable housing, and student housing, which means their regional managers don't just monitor one asset class. They manage across property types, ownership structures, and reporting relationships simultaneously. This Raleigh-based Regional Manager position sits inside that complexity.

Raleigh's rental market has remained competitive through recent years of sustained in-migration and new supply coming online. That combination puts real pressure on NOI: concessions are a live conversation at many properties, and occupancy targets require active marketing strategies rather than passive lease renewal cycles. A regional manager here needs to read T-3 and T-12 trends together, because short-term dips in a supply-heavy submarket can obscure fundamentals that are actually sound.

What This Role Covers

This is a full portfolio operations role. You'll carry responsibility for personnel, leasing performance, financial outcomes, maintenance standards, and compliance across all sites you oversee. On any given week that means reviewing budget variances and writing explanations for line items that have drifted significantly over projection, approving timesheets, conducting property inspections, and working with on-site Community Managers on staffing decisions including hiring, coaching, and when necessary, termination. The personnel management piece here is real work, not oversight from a distance. You'll screen candidates, document performance issues properly, coordinate with HR, and sign off on salary requests before they move up the chain.

Financially, you'll build yearly operating budgets, track income and expense performance monthly, and flag capital improvement needs before they become deferred maintenance problems. You'll also review vendor proposals and monitor work in progress on larger projects. On the leasing side, you'll develop annual marketing plans, assess staff closing techniques, and build resident retention programs that reduce turnover costs at the property level.
