Job summary

WareSpace is a national real estate firm developing co-warehousing and small-bay industrial spaces. The Regional Director of Operations will oversee 7–10 WareSpace locations, lead on-site General Managers, and drive operational excellence across a designated region with regular travel.

The role requires a strategic leader who can manage budgets, tenant relations, leasing collaboration, and cross-functional initiatives in a fast-paced, decentralized environment.

Qualifications

• Bachelor's degree in related field.
• 7+ years of commercial property or operations management experience.
• Experience managing multiple sites across a geographic region.
• Industrial real estate experience strongly preferred.

Responsibilities

• Lead a team of General Managers across assigned properties.
• Drive execution of operating plans, budgets, and company initiatives at the regional level.
• Conduct regular site visits to monitor property condition, team performance, and tenant engagement.
• Maintain responsibility for tenant retention, issue resolution, and satisfaction across the region.
• Partner with leasing team to support occupancy goals, leasing strategy, and local deal execution.
• Oversee onboarding, training, and development of new GMs to ensure operational consistency.
• Ensure accurate and timely financial reporting and budget performance for all assigned sites.
• Evaluate and optimize vendor performance and building services.
• Monitor preventive maintenance programs and ensure all properties meet company standards for cleanliness, safety, and functionality.
• Lead rollout and adoption of new operational initiatives and systems.
• Collaborate cross-functionally with construction, leasing, marketing, and finance teams.
