Job summary

WinnCompanies is seeking a Regional Maintenance Manager to lead maintenance operations across properties in Charlotte, NC, Raleigh, NC, Anderson, SC and Danville, VA. The role requires travel within the region, overseeing budgets, audits and capital projects while ensuring NSPIRE and regulatory compliance.

You will direct 13 properties’ maintenance activities, manage turnovers, emergency responses, and training programs, and collaborate with the Director of Facilities on staffing and hiring.

Qualifications

• 8–10 years in property maintenance with 5–8 years in a supervisory role.
• Experience with NSPIRE inspections and bid proposals.
• Proficiency in Microsoft Office and OneSite Facilities.
• Strong leadership and communication in a fast-paced environment.
• Must reside within 30 minutes of Charlotte, NC.
• Valid driver’s license and reliable vehicle for travel.

Responsibilities

• Direct maintenance operations across multiple properties to ensure systems function.
• Oversee unit turnovers, upkeep, and seasonal maintenance and snow removal.
• Manage emergency response coordination on-site as needed.
• Oversee budgets, financial controls, and forecasting with property managers.
• Manage capital projects, review bids, approve scopes, and meet deadlines.
• Ensure compliance with NSPIRE, federal/state/local regulations and audits.
• Review operational reports (WOPR, site logs).
• Partner with managers on hiring, discipline, and staffing.
• Develop and deliver training for maintenance staff.
• Oversee contractors, vendors, and project proposals.
• Serve on due diligence to assess new property opportunities.
