Job summary

Pratum Companies in the Washington DC metro region seeks a Regional Leasing Specialist to oversee leasing at properties in lease-up or occupancy challenges, driving traffic, conversions, and move-ins across LIHTC, HUD Project Based, and market-rate communities.

The role requires regular travel (up to 100%), on-site work, and training of onsite staff in leasing best practices and CRM usage. Competitive base salary plus bonuses and comprehensive benefits.

Qualifications

• A minimum of five (5) years’ experience in residential property management with leasing leadership in lease‑up environments.
• Experience in affordable housing property management with compliance knowledge and market-rate exposure.
• College degree helpful but not required; direct experience prioritized.
• Proven ability to optimize leasing/marketing strategies in challenging occupancy environments.
• Ability to travel including outside the DC/MD/VA region; some overnight stays.

Responsibilities

• Lead and support leasing at properties in lease-up or occupancy challenges, driving conversions.
• Develop leasing/marketing strategies to generate qualified traffic and achieve occupancy goals.
• Travel regularly to properties to support leasing efforts and meet property needs.
• Analyze performance reports and shop data to identify issues and implement solutions.
• Train onsite teams on CRM usage, templates, and reporting reflecting KPIs.
• Maintain communication with marketing/leasing teams and clients with action plans.
• Ensure timely handling of resident concerns and coordinate lease renewals.
• Monitor market conditions and adjust strategies to sustain occupancy levels.
