Job summary

Avanath is seeking a Regional Manager, New Community Lease-Up in Irvine, CA to lead affordable-housing lease-ups from pre-opening through stabilization. You will coordinate with Development, Compliance, Marketing, and Operations to ensure openings are on time, compliant, and ready for long-term operations.

The role requires 5+ years in multifamily property management, including new lease-up experience, with strong LIHTC and regulatory knowledge. Travel to communities is expected as needed.

Qualifications

• Five+ years in progressive multifamily property management, including multi-site or regional leadership.
• Experience leading new construction or rehab lease-ups from pre-opening to stabilization.
• Strong knowledge of affordable housing operations, LIHTC, and regulatory requirements.
• Ability to read Tenant Selection Plans and compliance guidelines and apply them.
• Experience with budgeting, reporting, and financial controls.

Responsibilities

• Own lease-up planning for assigned communities from pre-opening to stabilization.
• Lead lease-up meetings, document decisions, and track action items.
• Coordinate with Development, Construction, Compliance, Marketing, and back-office teams.
• Monitor occupancy, budget, and performance against goals; escalate risks early.
• Visit communities 3–4 times per week and manage up to 10 sites.
