Job summary

Avanath in Irvine, CA seeks a Regional Manager, New Community Lease-Up to lead pre-opening through stabilization of affordable housing communities. You will translate development plans into an organized, compliant, resident-focused operating launch and ensure openings meet occupancy, budget, and regulatory goals.

The role supervises Community Managers, coordinates with Development, Compliance, Marketing, Applications and Operations, and maintains rigorous risk management, reporting, and handoffs

Qualifications

• Five+ years of progressive multifamily property management experience with multi-site oversight.
• Direct experience with new construction or substantial lease-ups from pre-opening to stabilization (LIHTC preferred).
• Strong knowledge of affordable housing operations, compliance, and budgeting requirements.
• Experience with Yardi and RentCafe for property systems and reporting.

Responsibilities

• Lead regional lease-up planning from pre-opening through stabilization with clear milestones and owners.
• Direct Community Managers across multiple sites, ensuring readiness, occupancy, and financial performance.
• Coordinate with Development, Compliance, Marketing, Applications and back-office teams.
• visit communities 3–4 times per week and escalate risks with recovery plans.
