Job summary

RichSmith Management is seeking a Lead Service Tech to oversee maintenance operations across eight apartment communities in AR/TN/IL. The role leads on-site teams, implements preventive plans, and coordinates capital projects with a focus on safety and efficiency.

The candidate will travel frequently, supervise technicians, and participate in budgeting, vendor management, and inspections. HVAC certification and strong leadership are essential for success.

Qualifications

• HVAC Certification or EPA Type 2 or Universal is required.
• Minimum 3 years of regional or senior-level maintenance experience.
• Experience in new construction, remodeling, and building systems.
• Ability to travel frequently and adapt to changing schedules.
• Strong communication and team leadership abilities.

Responsibilities

• Direct daily maintenance operations at multiple communities.
• Supervise and train on-site techs and maintenance staff.
• Implement preventive maintenance plans and major capital projects.
• Conduct Physical Needs Assessments and assist with budgeting.
• Review warranties and manage vendor relationships.
• Assist with inspections and prepare punch lists.
• Lead site visits and readiness for state inspections.
• Develop maintenance policies and training programs.
• Monitor expenses and identify cost-saving measures.
• Participate in hiring, evaluations, and staff training.
• Stay informed on regulations, trends, and compliance.
