Job summary

Richmark Properties is seeking an experienced Lead Maintenance Technician to oversee maintenance operations at an apartment community in Houston. You will manage work orders, coordinate repairs and unit make-readies to maintain property standards and resident satisfaction.

The role requires HVAC expertise, strong knowledge of electrical and plumbing, and at least two years in a lead or assistant-lead position.

Qualifications

• EPA Universal or Type II HVAC Certification is required.
• Strong knowledge of HVAC systems, electrical and plumbing in property maintenance.
• Minimum of 2 years as Lead Maintenance Technician or Assistant Lead.
• High school diploma or equivalent preferred.
• Background screening and valid driver’s license required.
• Reliable transportation and after-hours/on-call availability.

Responsibilities

• Oversee daily maintenance operations, including work orders, repairs and unit make-readies.
• Order and track parts and supplies while keeping expenses within budget.
• Maintain and service pool equipment, with pool certification required.
• Schedule and manage vendor services as needed.
• Ensure compliance with Fair Housing laws and local regulations.
• Provide leadership and training for maintenance staff.
• Respond to after-hours maintenance emergencies as part of on-call rotation.

• Order and track maintenance parts and supplies, ensuring expenses stay within budget
• Maintain and service pool equipment (pool certification required)
• Schedule and manage vendor services as needed
• Ensure compliance with federal Fair Housing laws and all applicable local regulations
• Provide leadership and training for maintenance staff
• Respond to after-hours maintenance emergencies as part of on-call rotation
