Perennial Properties Inc. is seeking a Regional Services Manager in Atlanta, GA to own the physical integrity of a multifamily portfolio. You will lead capital projects, oversee building envelope and major systems, and partner with maintenance and asset teams to protect asset value.

The role emphasizes technical leadership, vendor management, and cross-team collaboration with strong project and budget responsibilities. Occasional travel is required and safety codes compliance is a must.

Qualifications

• Experience with building envelope systems and preventive maintenance planning.
• Strong project and budget management skills.
• Clear, confident communicator with leadership reporting.
• Proficiency in Microsoft Office; property management software preferred.
• Valid driver's license; building/roofing certifications a plus.
• Willingness to travel across portfolio; able to lift up to 50 lbs.

Responsibilities

• Oversee physical condition of assigned property portfolio focusing on envelope, structure, and equipment.
• Maintain multiyear inspection schedules for roofs, structures and life-safety systems.
• Develop and monitor preventive maintenance programs to reduce failures.
• Lead capital projects from scoping through completion with budget oversight.
• Build and manage vendor relationships, solicit bids, ensure quality and timeliness.
• Lead Facilities Department meetings and report status to leadership.
• Partner with teams on training and best practices for maintenance.
