Job summary

Perennial Properties is seeking a Regional Facilities Manager in Atlanta, GA to own the physical integrity of a multifamily portfolio. You will manage building envelope, structural systems and major equipment, while leading maintenance programs and capital projects to protect asset value.

You will partner with regional leaders to ensure safety, compliance, and cost efficiency, coordinating with operations and asset management across the portfolio.

Responsibilities

• Oversee physical condition of assigned properties focusing on envelope, structural systems and major equipment.
• Maintain multi-year inspection schedules for roofs, structures and life-safety systems.
• Develop and monitor preventative maintenance programs to reduce failures.
• Lead capital projects from scoping to completion with vendor coordination and budget tracking.
• Build and manage vendor relationships, solicit bids and ensure quality workmanship.
• Lead facilities team meetings and report status to leadership.

About the Opportunity

We're looking for a Regional Facilities Manager to take ownership of the physical integrity of our multifamily portfolio—staying ahead of building envelope, structural, and life-safety systems before small issues become costly problems. This is a technical leadership role that partners closely with our Regional Service Manager, Asset Management, and Operations teams, giving you real influence over how we protect asset value across the portfolio.

What You'll Do

• Oversee the physical condition of an assigned property portfolio, focusing on building envelope, structural systems, and major building equipment
• Maintain multiyear inspection schedules for roofs, structural elements, and life-safety systems to keep properties compliant and well-maintained
• Develop and monitor preventative maintenance programs to reduce unplanned failures and extend asset lifespan
• Lead capital improvement and repair projects from scoping through completion, including contractor coordination, budget tracking, and quality oversight
• Build and manage vendor relationships—soliciting bids, negotiating scopes, and ensuring work is completed on time and to standard
• Lead Facilities Department meetings and report on project status and building conditions to leadership and ownership
• Partner with the Regional Service Manager and onsite teams on training and best practices for preventative maintenance
• Ensure compliance with safety standards and building codes across the portfolio

What We're Looking For

• Proven experience in building construction, building envelope systems (roofing, brick, stucco, waterproofing), and preventative maintenance planning
• Strong project and budget management skills, with the ability to manage multiple vendors and projects at once
• Clear, confident communicator, comfortable reporting to leadership and ownership
• Proficiency in Microsoft Office; property management software experience preferred
• Valid driver's license and liability insurance required; relevant building/roofing certifications a plus
• Comfortable with frequent travel across the portfolio and occasional work at height (up to 40 ft.)
• Ability to lift/carry up to 50 lbs. independently (150 lbs. with assistance) and work outdoors in varying weather conditions

Schedule: Monday–Friday, standard business hours (not part of the on-call rotation, though availability for major emergencies may be needed)
