Paths Building Services LLC is seeking a Recertification Specialist in Newark, NJ. This role supports Property Managers with tenant certification, recertification processing, and daily property management duties.

You will handle interviews, verify documents, compute income, and ensure compliance with HUD, LIHTC and Section 8 guidelines while maintaining excellent resident relations and accurate recordkeeping.

Recertification Specialist

Summary/Objective: The Recertification Specialist position provides administrative support to our Property Managers pertaining to the tenant certification/recertification process and daily property management responsibilities.

Classification: Non-exempt (overtime eligible)
Location: Newark, NJ

Essential function/Responsibilities: duties include but are not limited to the following

• Scheduling and conducting resident certification interviews
• Requesting third-party verifications, reviewing resident-provided information for accuracy and completeness
• Calculating income, assets, and expenses based on information obtained
• Contacting residents to collect updated documents needed for the recertification process
• Review of tenant files to ensure compliance with applicable government regulations
• Assist in maintaining property waitlist and regular entry of applications
• Assist with daily operational functions of the property including but not limited to, assisting residents, answering the phones, creating and closing work orders, and posting rent checks
• Assist with other duties as assigned
• Process initial, annual, and interim recertifications and calculate retroactive rent while conforming to HUD regulations and HPD guidelines
• Calculate rents for annual and interim recertification
• Identify households with income reporting discrepancies and identify rent-adjustments
• Review applicant files and determine Section 8 eligibility
• Follow LIHTC and Section 8 guidelines

Requirements

• Minimum 2-3 years of affordable housing related experience, preferred
• Experience in managing multiple tasks efficiently
• Possess excellent verbal and writing skills
• Ability to maintain a courteous and professional demeanor at all times
• Ability to interact effectively with applicants, tenants and with all levels of staff and management
• Proficiency with Microsoft Office Suite, particularly Word, Excel and Outlook
• Yardi Voyager software experience preferred.
• Bilingual skills (i.e.: Spanish) is a plus

Pay Range: $30.00 - $36.00
