Recertification Coordinator – Full Time

Key Qualifications
- 2+ years’ experience with recertification in a tax‑credit/affordable housing environment
- Experience using Yardi property management software (COS certification preferred)
- Bilingual English/Spanish a plus

Responsibilities
- Identify tenants and complete the leasing process for vacant units.
- Verify each tenant’s eligibility for the vacant apartment.
- Conduct interviews in accordance with Housing First and the Fair Housing Act.
- Perform background checks on all applicants.
- Prepare and process paperwork relating to low‑income housing tax credits, rental subsidies, and rent calculations prior to lease signing.
- Ensure tenants move in within thirty days.
- Assist tenants with lease renewals and annual income recertifications.
- Provide administrative support to the Property Manager and Assistant Property Manager, including:
- Responding to housing inquiries.
- Maintaining records of housing applications and lease documents.
- Providing lease documentation for legal matters and audits.
- Processing initial and annual recertifications and calculating retroactive rent in compliance with HUD regulations.
- Calculating rents for annual recertifications.
- Reviewing applicant files and determining eligibility.
- Following LIHTC and Section 8 guidelines.
- Notifying residents of upcoming recertifications.
- Preparing third‑party verification forms.
- Maintaining resident files and paperwork.
- Performing other related duties as required.
Position Requirements
- Education: Bachelor’s Degree in Business Administration (preferred)
- Experience: Four years of recertification specialist experience; knowledge of Section 8, LIHTC, HUD, and related policies and procedures; detail‑oriented and deadline‑driven
- Software: Knowledge of Yardi property management software; competency in Microsoft Office (Word, Excel, Outlook)
- Skills: Strong communication, customer service, organization, analytical and problem‑solving skills; ability to use office equipment and software; willingness to accept supervision, clear communication, and collaborative problem resolution; participation in team meetings and training; sound judgment and reporting ability
