Real Estate / Facilities (REF) provides support for office needs including leasing, space planning, rent payment, construction, property management, and furniture and move coordination. REF also manages the parking and fitness center management for the Cincinnati Campus.
The Real Estate/Facilities (REF) team is looking for a Real Estate & Facilities Manager to join their team. This individual will work a hybrid schedule with three days in the Cincinnati office.
Essential Job Functions and Responsibilities
Oversees activities concerned with real estate activities.
Assists in establishing procedures and policies regarding the provision of services.
Interacts with management to understand existing and future business needs as it relates to office space. Recommends appropriate actions to meet needs.
Provides financial information on operating costs, which would include lease cost as well as construction project costs. Participate in planning the annual budget.
Demonstrates expert knowledge of the organization, regulatory agencies and current trends in Real Estate and Facilities Management.
Identifies vendors for services not provided by the organization.
Writes Requests for Proposals (RFPs) to Landlords.
Reviews proposals and participates in selecting the best proposal for office space.
Negotiates Real Estate contracts.
Acts as a contact with Landlords to resolve discrepancies and/or enforce contract terms.
Negotiates leasing agreements, works with GAIG / AFG Risk and Legal.
Ensures that effective business relationships with internal external customers/coworkers are developed and maintained.
May review Estoppel and SNDA requests.
Requests or generates and analyzes management reports to track and assess unit performance, process flow, customer satisfaction and other business metrics.
Maintains advanced knowledge of local, trade and industry trends and best practices. Recommends methods for maintaining effective and current Real Estate and Facilities Management operations to management.
Responsible for performance and coaching of staff and decisions regarding talent selection, development, and performance management. Ensures new members of the team receive proper training.
Ensures that the team meets performance targets.
Performs other duties as assigned.
Job Requirements
Bachelor's degree or equivalent. Real Estate Management, Property Management, Finance, Engineering, Business, or related discipline.
Generally, a minimum of 10 years of related experience, including a minimum of 4 years of leadership experience.
Previous lease negotiation experience preferred.
Proficient in MS Office Suite, including but not limited to: Excel, Word, PowerPoint & Adobe Acrobat Pro.
Hands-on experience with commercial real estate platforms like Tango, CoStar, TRIRIGA, Prolease, and Harbor Flex.
Excellent communication, organizational, and time management skills.
Completion of a certification; appropriate certifications could include International Facility Management Association (IFMA), National Association of Corporate Real Estate Executives (NACORE), Master Corporate Real Estate (MCR), Master Corporate Real Estate Services, Certification of Advanced Studies (CAS), Institute of Real Estate Management (IREM) and/or Certified Property Manager (CPM).
