Job summary

Detroit Housing Commission is seeking an Occupancy Specialist to support the Real Estate Management Department. The role focuses on administering admissions and eligibility in accordance with ACOP, HUD guidelines, and OMB A133 audits, with oversight of waiting lists in Yardi and leasing for AMPs.

The position requires a Bachelor’s degree and 5+ years in subsidized rental property management, with strong analytical and communication skills to maintain occupancy targets and compliance.

Qualifications

• Bachelor’s degree in business administration, public administration, sociology, social work, or a closely related field is preferred.
• More than five (5) years of progressively responsible work experience in subsidized rental property management, including three (3) years with a public housing agency.
• Fluency in a second language is desirable but not required.

Responsibilities

• Establish controls to ensure waiting lists are updated monthly to facilitate tenant selections for public housing units.
• Maintain complete and accurate records to leave a clear audit trail of admissions decisions.
• Ensure tenant files contain eligibility and suitability information with proper verification.
• Generate EIV income reports within 120 days of each family's admission.
• Prepare site for visits and audits by investors and regulators.
