Job summary

Invitation Homes is seeking a Superintendent to manage end-to-end rehab and turnover projects across assigned properties in the Tampa area. You’ll oversee site work, budgeting, contractor coordination and resident move-in readiness, ensuring safety and schedule adherence.

Requirements include a high school diploma, OSHA 10, 2+ years in project management, and a valid driver’s license. Travel within portfolio and tool ownership are needed. Competitive benefits and bonus potential offered.

Qualifications

• High school diploma or equivalent required.
• OSHA 10 certification required (90 days to complete if not already certified).
• Minimum two years of project management experience across budgets, timelines and quality.
• General knowledge of residential construction (plumbing, electrical, HVAC, drywall, flooring) and local codes.
• Ability to negotiate with contractors and manage vendors.
• Strong verbal and written communication skills.
• Comfort using a tablet and business apps (Outlook, Salesforce).
• Excellent customer service and interpersonal skills.
• Must have a valid driver’s license and auto insurance.
• Must provide basic hand and power tools.
• Regular attendance including weekends/holidays; extensive travel within portfolio.
• Physical ability to climb, reach, lift 50+ lbs.

Responsibilities

• Meet residents for Pre Move-Out visits and document responsibilities.
• Meet incoming residents for orientations on home systems and policies.
• Conduct Move Out Inspections and create scope of work with estimated costs.
• Oversee rehab and turn process; coordinate with contractors and document progress.
• Communicate with Leasing Team about delays affecting move-in dates.
• Ensure job site safety during project visits.
• Negotiate repairs with vendors/GCs per standards.
• Occasionally conduct occupancy checks and eviction-related tasks.
• Perform other duties as assigned.
