Job summary

ALCO Management is seeking a Community Manager to lead day-to-day operations at a multifamily property in West Virginia. You will manage financial performance, regulatory compliance, resident satisfaction, and property condition, while guiding site staff and coordinating maintenance and vendor services.

The role emphasizes budget planning, NOI growth, adherence to Fair Housing and Tax Credit rules, and strong resident relations to support retention in a dynamic environment.

Qualifications

• Experience with Project-Based Section 8 and Tax Credit programs.
• Strong budgeting, forecasting, and cost-control skills.
• Excellent communication and leadership of staff.
• Willingness to travel for training and meetings.
• High School diploma or equivalent required; some college preferred.

Responsibilities

• Oversee all aspects of daily property operations.
• Develop and manage annual operating and capital budgets.
• Achieve strong NOI through cost control and financial oversight.
• Monitor rental collections, postings, and invoice processing.
• Complete and submit required company and regulatory reports accurately and timely.
• Provide direction and supervision to property maintenance and site staff.
• Promote safety and ensure site occupants' safety.
• Bid, negotiate, and manage vendor service contracts and special projects.
• Engage regularly with residents to address concerns and support retention.
