Job summary

ALCO Management is seeking a Community Manager to oversee day-to-day operations of the assigned property, including budgeting, compliance, and resident relations.

You will lead site staff, manage vendor contracts, ensure market readiness, and uphold Fair Housing and Tax Credit requirements while driving occupancy and NOI in a fast-paced environment.

Strong communication, financial acumen, and proficiency with MS Office are essential, as is the ability to travel for training and meetings.

Qualifications

• Experience with Project-Based Section 8 and Tax Credit programs.
• Financial management skills including budgeting, forecasting, and cost control.
• Ability to multi-task and meet deadlines.
• Professional and effective communication skills.
• Proficiency in Microsoft Office (Excel, Word, Outlook).
• Ability to travel for training and occasional business meetings.
• High School diploma or equivalent; some college preferred.

Responsibilities

• Oversee daily property operations.
• Develop and manage annual operating and capital budgets.
• Achieve NOI through cost control and financial oversight.
• Monitor rental collections, posting, and invoices.
• Submit required reports accurately and timely.
• Maintain strict adherence to Fair Housing laws and Tax Credit programs.
• Provide direction and supervision to maintenance and site staff.
• Promote safe work practices and ensure site occupant safety.
• Communicate effectively with staff, residents, vendors, and leadership.
• Ensure property is fully functional, maintained, and market-ready.
• Bid, negotiate, and manage vendor contracts and projects.
• Engage with residents to support retention and satisfaction.
