Job summary

ALCO Management, Inc. is seeking a Community Manager to oversee day-to-day operations of the property, drive strong NOI through budgeting and cost control, and ensure compliance with housing programs and safety standards.

You will lead site staff, manage vendor relations, and foster positive resident relations in a fast-paced environment while maintaining market readiness and regulatory adherence.

Qualifications

• Experience with Project-Based Section 8 and Tax Credit programs.
• Strong financial management including budgeting, forecasting, and cost control.
• Proficiency in Microsoft Office (Excel, Word, Outlook).
• High School diploma or equivalent; some college preferred.
• Willingness to travel for training and meetings.

Responsibilities

• Oversee all daily property operations.
• Develop and manage annual operating and capital budgets.
• Achieve NOI through cost control and financial oversight.
• Monitor rental collections, postings and invoice processing.
• Ensure compliance with Fair Housing laws and regulatory programs (Section 8, Tax Credit).
• Provide direction to maintenance and site staff; ensure safety and adherence to policies.
• Conduct property inspections and ensure units are market ready.
• Bid, negotiate and manage vendor contracts and projects.
• Engage regularly with residents to support retention and satisfaction.
