Responsibilities

• Ensure lease files are complete and leases are executed properly through BlueMoon.
• Office opens on schedule and model apartment is maintained.
• Attend scheduled corporate management meetings as requested by Community Director or corporate office.
• Maintain records on all management activities daily, weekly, and monthly; assist with reporting to corporate offices.
• Regularly inspect the community and vacant apartments; coordinate with maintenance and make-ready staff for timely readiness.
• Update board with vacancy status daily; coordinate with maintenance for timely turnover.
• Work with Lead Maintenance to schedule all maintenance activities.
• Conduct monthly market surveys and provide trend reports; monitor neighborhood market conditions.
• Show the community to prospective residents and handle inquiries; complete required paperwork.
• Maintain awareness of market conditions via trade publications and professional organizations.
• Maintain a positive customer service attitude with residents.
• Perform periodic move-in/move-out inspections.
• Review notices to vacate to determine causes of move-outs.
• Assist in implementing policies to maintain effective resident communications (complaints, service requests, etc.).
• Report liability and community incidents to the Community Director for escalation to corporate.
