Job summary

ALCO Management in Beloit, Wisconsin is seeking a Community Manager to oversee the day-to-day operations of the property, drive financial performance, and ensure regulatory compliance and resident satisfaction.

You will lead the site team, supervise maintenance and vendor contracts, conduct regular inspections, keep units market ready, manage budgets and rent collections, and promote safety and high service levels across the community.

Qualifications

• Solid understanding of Project-Based Section 8 and Tax Credit programs.
• Strong financial management including budgeting, forecasting, and cost control.
• Ability to travel for training and meetings.
• High School diploma or equivalent; some college strongly preferred.

Responsibilities

• Oversee daily property operations and staffing.
• Develop and manage annual operating and capital budgets.
• Monitor rental collections, posting, and invoice processing.
• Bid, negotiate, and manage vendor service contracts and projects.
• Ensure units are market ready and meet company standards.
• Promote resident satisfaction and retention.
