Job summary

Vest Residential is seeking a skilled Property Manager in Kannapolis, NC to oversee daily operations, drive occupancy and revenue, and lead the on-site team. The role requires strong leadership, financial acumen, and compliance with housing regulations.

You will manage budgets, lease enforcement, vendor relations, and resident satisfaction while coordinating with ownership. A high school diploma and experience in property management are preferred.

Qualifications

• Ability to read, write, and communicate clearly for legal and client documents.
• Proficient in Internet, word processing, spreadsheets, and databases.
• Experience with property management software (Yardi/OneSite) is preferred.

Responsibilities

• Manage day-to-day property operations and team.
• Set rent rates and ensure timely collection and posting of revenues.
• Approve invoices and coordinate with vendors and accounting.
• Control expenditures within budget and manage petty cash.
• Oversee lease enforcement, inspections, notices, renewals, and evictions.
• Analyze market trends and implement leasing strategies to meet occupancy goals.
• Address resident inquiries promptly and maintain service standards.
• Conduct property inspections for safety and curb appeal.
• Supervise staff through hiring, training, and performance management.
• Maintain owner relationships with updates and reporting.
• Assist other properties and support team members as needed.
