Cirrus Apartments in Ashland, MA seeks a Full-Time Property Manager to oversee daily operations, maximize occupancy, and maintain financial performance. You’ll lead on-site staff, ensure resident satisfaction, and coordinate with leasing for strong community growth.

Qualifications

• Two years of experience in Property Management or related work experience.
• Experience with housing/affordable apartments preferred.
• Compliance certification required, or must be willing to obtain.
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred; willingness to obtain if instructed.

Responsibilities

• Demonstrates high integrity and adherence to policies, procedures, and laws.
• Strives to deliver high-quality living experiences and first impressions.
• Handles resident concerns with a positive customer service attitude.
• Develops and implements resident retention programs and events.
• Communicates property events and conducts periodic inspections with residents.
• Ensures leasing goals meet budgets and uses marketing data to improve occupancy.
• Collaborates with leasing staff to optimize closing techniques and gather market information.
• Monitors traffic, conversions, renewals, and marketing data.
• Understands financial goals and manages assets in owners' best interests.
• Maintains accurate records (rent rolls, delinquencies, move-ins/outs).
• Collects rents and fees and posts deposits timely.
• Maintains property appearance and coordinates repairs with maintenance.
• Updates make-ready boards to reflect vacant status.
• Hires, trains, supervises, and terminates on-site staff; manages timesheets.
• Other duties as assigned.
