Job summary

Level 10 Management LLC seeks a Property Manager in Minneapolis to oversee lease-up and daily operations for a brand-new construction development. You will guide handover, establish maintenance protocols, and serve as the primary contact for new tenants.

You will manage tours, screening, and leases while coordinating warranties, vendor contracts, and preventative maintenance. On-site work ensures occupancy targets and compliant operations.

Qualifications

• High school diploma required; college degree in business, real estate, or hospitality preferred.
• 3+ years of experience in multi-family property management, with preference for new construction lease-up.
• Valid real estate license if required by state law.
• Exceptional marketing and relationship-building skills; proficiency in modern property management software.

Responsibilities

• Drive lease-up strategy with aggressive marketing and outreach to hit occupancy targets for a new building.
• Conduct tours of amenities and model units for prospective residents.
• Screen applicants with background checks, credit reports, and employment verification.
• Execute leases, manage move-in schedules, and welcome new residents.
• Coordinate warranty-related maintenance with the contractor or manufacturers.
• Set up vendors and long-term service contracts for building systems.
• Create preventative maintenance schedules for HVAC, roofs, and shared amenities.
• Perform care taking and light maintenance duties as needed.
• Enforce community policies for brand-new areas and address tenant concerns.
• Collect rent, manage security deposits, and handle delinquencies.
• Ensure compliance with local codes, Fair Housing, and occupancy requirements.
