Job summary

Soar Staffing, LLC is seeking a Property Manager to oversee 4 residential properties totaling 500+ units in Hackensack/Little Ferry, NJ. You will manage leasing, operations, and maintenance, lead the on-site team, and ensure financial and regulatory compliance.

The role requires 5+ years in residential PM, strong Yardi/RentCafe skills, and a valid driver’s license for travel between properties. Base salary $85,000–$95,000 with a performance bonus.

Qualifications

• 5+ years of residential property management experience; multi-site or supervisory experience preferred.
• Proficiency in Yardi Voyager, RentCafe, and Microsoft Office Suite required.
• Valid driver’s license and reliable transportation for travel between properties.
• Excellent verbal and written communication skills; English fluency required; Korean a plus.

Responsibilities

• Manage daily operations of communities including leasing, occupancy, rent collection, maintenance, vendor management, and resident relations.
• Lead on-site leasing team: set goals, review traffic, process applications, execute leases, coordinate move-ins.
• Renewals, pricing, and offering adjustments based on market comparables and leasing velocity.
• Oversee rent collection and delinquency review; enforce follow-ups and escalation.
• Manage turnover: inspections, security deposits, make-ready, and unit marketing readiness.
• Oversee work-order process and preventive maintenance with Asset Management.
• Walk properties regularly; travel between sites as needed.
• Manage vendors, bids, COIs, invoices, budgets; assist annual operating and capital budgets.
• Ensure Fair Housing, landlord-tenant laws, FCRA, and municipal compliance.
• Serve as primary resident contact; document interactions in Yardi; escalate legal/insurance matters.
• Prepare monthly operating reports; run weekly meetings; participate in budget reviews.
• Lead and develop on-site team; train staff on procedures and Yardi; hire as needed.
