Briggs + Union in Mount Laurel, NJ is seeking a Property Manager to supervise daily operations of an apartment community, including leasing, occupancy, maintenance, and staff management.

You will maintain assets to maximize NOI while preserving appearance and service, ensure compliance with housing laws, manage budgets and vendor contracts, and oversee on-site records and move-in/out processes.

Qualifications

• High School Diploma or GED required.
• Undergraduate or Associate Degree in General Studies.
• 3–4 years of supervisory experience in Property Management.
• Fair housing laws, Microsoft Office, leadership and supervisory skills.
• Preferred certifications: ARM, CPM, CAM, or IREM.
• Preferred skills: affordable housing programs, Yardi, landlord/tenant knowledge, and LRO.

Responsibilities

• Supervise and coordinate daily operations of an apartment community, including leasing and occupancy, property maintenance, and management of all property associates.
• Maintain the physical assets and property performance to maximize NOI while preserving appearance and service level.
• Monitor regulatory compliance and company policies to ensure understanding and adherence by associates.
• Establish a communication system between property associates and the Corporate Office, and complete performance evaluations.
• Respond to emergencies and assist with Assistant Property Manager tasks as needed.
• Oversee on-site PC-based property management and time-keeping software, and train staff.
• Prepare purchase orders and manage expenditures within budget; review vendor contracts and assist with operating budget.
• Coordinate maintenance programs, preventive maintenance, and resident service requests; ensure housing quality standards.
• Coordinate with Engineering on major maintenance issues and assist in marketing plans based on competitive analysis.
• Handle marketing and advertising to maximize occupancy and ensure affirmative marketing procedures.
