Job summary

Briggs + Union in Mount Laurel, NJ is seeking a Property Manager to supervise daily operations of an apartment community, including leasing, occupancy, maintenance, and staff management.

You will maintain assets to maximize NOI while preserving appearance and service, ensure compliance with housing laws, manage budgets and vendor contracts, and oversee on-site records and move-in/out processes.

Qualifications

  • High School Diploma or GED required.
  • Undergraduate or Associate Degree in General Studies.
  • 3–4 years of supervisory experience in Property Management.
  • Fair housing laws, Microsoft Office, leadership and supervisory skills.
  • Preferred certifications: ARM, CPM, CAM, or IREM.
  • Preferred skills: affordable housing programs, Yardi, landlord/tenant knowledge, and LRO.

  • Handle marketing and advertising to maximize occupancy and ensure affirmative marketing procedures.

Job Description

Supervises and coordinates the daily operations of an apartment community, including general administration, leasing and occupancy, property maintenance, and management of all property associates.

Maintains the physical assets and property performance to achieve the highest net operating income while preserving quality of appearance and service level.

Monitors regulatory compliance and company policies, ensuring all associates understand and comply with them.

Establishes a communication system between property associates and the Corporate Office, and completes performance evaluations of supervised associates.

Responds to emergency situations, contacting Regional Managers or agencies as necessary. May perform Assistant Property Manager functions such as preparing service requests and following up with residents.

Supports timely input and use of on‑site PC‑based property management and time‑keeping software, including training new and existing associates.

Prepares purchase orders and approves expenditures within budgetary guidelines; reviews vendor contracts and assists with the annual operating budget and variance reports.

Maintains knowledge of maintenance programs and capital improvement projects, coordinates preventive maintenance, housekeeping, and resident service requests, and ensures compliance with housing quality standards.

Coordinates with Engineering on major maintenance issues and assists in marketing plan development based on competitive analysis.

Handles marketing and advertising to maximize occupancy, ensuring affirmative marketing procedures are met.

Engages prospective residents, evaluates eligibility, conducts tours, and follows up. Collects application fees, security deposits, and rents; verifies payments, deposits rent daily, and follows up on delinquent rents with collection or eviction procedures as needed.

Conducts move‑in and move‑out inspections, prepares related documents, and maintains on‑site records. Performs interim unit inspections annually or as directed.

Requirements & Qualifications

High School Diploma or GED. Undergraduate or Associate Degree in General Studies.

3–4 years of supervisory experience in Property Management.

Required skills: fair housing laws, Microsoft Office, leadership and supervisory skills.

Preferred certifications: Accredited Residential Manager (ARM), Certified Property Manager (CPM), Certified Property Manager (CAM), or Certified Property Manager (IREM).

Preferred skills: affordable housing programs, Yardi, landlord/tenant knowledge, and LRO.

Compensation

Salary range: $69,500 – $97,230 annually (commensurate with experience).
