Capstone Management is seeking a seasoned Community Manager to oversee a multi‑unit apartment community. You will supervise staff, manage budgets, enforce lease terms, and coordinate maintenance to keep properties safe, clean, and appealing.

The role requires a high school diploma or equivalent and a valid driver's license. You will drive occupancy and revenue by analyzing market trends, setting rents, and delivering first‑class tenant service. Capstone offers competitive pay and full benefits.

Responsibilities

• Analyze and develop property budgets and monitor financial statements.
• Set rent rates, collect rents, post deposits, and prepare monthly reports.
• Approve invoices and manage vendor communications.
• Control expenditures within approved budget.
• Oversee lease enforcement, applications, renewals, notices, evictions, and late fees.
• Analyze market trends and implement leasing strategies to achieve occupancy goals.
• Promote resident satisfaction and address service requests; maintain maintenance team compliance.
• Conduct regular property inspections for safety and appearance.
• Supervise staff: hiring, training, and performance.
• Maintain owner relationships with updates on performance.
• Promote positive image of community.
