Job summary

Goldmark Property Management seeks a Property Manager Float in Omaha to oversee day-to-day operations across multiple multifamily properties, focusing on resident relations, financial performance, and regulatory compliance. Leadershi p in leasing support, marketing initiatives, budgeting, vendor oversight, and staff development is essential.

Starting salary is $64,500 with room for growth based on experience.

Qualifications

Bachelor’s degree in business or related field preferred.
2+ years of leadership experience in property management.
Experience with multi-family housing a plus.
Familiarity with Fair Housing laws.
Valid driver’s license and reliable vehicle.

Responsibilities

Oversee financial performance of each property.
Implement and maintain resident relations program to drive satisfaction and retention.
Create and implement property marketing strategies to attract new residents and support brand.
Assist with leasing and renewal processes per policies and Fair Housing requirements.
Maximize net collected rent (NCR) for properties.
Oversee vendor expenses to stay within budget and ensure timely payments.
Prepare operational reports and annual budgets for assigned properties.
Provide guidance on capital projects and rehab needs to enhance properties.
Lead and develop team members and mentor staff for growth.
