Job summary

Fairfield Property Management is seeking an experienced Property Manager to oversee all on-site operations at our Louisiana community, leading and inspiring our team while ensuring the property runs smoothly. With guidance from the Regional Property Manager, you will ensure financial and compliance standards are met and deliver an exceptional living experience for residents.

Ideal candidates have at least 1 year of property management experience, familiarity with HUD/Section 8 programs, and

Qualifications

• Bachelor’s Degree preferred, high school diploma or equivalent required.
• Minimum 1 year of property management experience.
• Experience with Tax Credit, HUD and/or Section 8 housing preferred.
• CAM, COS, or TCS certification preferred (within first year).
• Strong communication and professional demeanor.

Responsibilities

• Manage the financial performance of the property by overseeing rents, occupancies and expenditures
• Direct, oversee and effectively communicate with all onsite staff members
• Supervise resident retention, renewal and leasing programs to maintain maximum occupancy
• Schedule and coordinate vendors, contractors, and staff assignments
• Collect and post rent and issue notices by deadline
• Maintain and balance batch log daily of all financial activity
• File evictions on non-payments and appear in court as necessary
• Oversee leasing activity and review applications, background checks, and credit reports for all applicants
• Ensure HUD, USDA, Tax Credit (Section 42), and FPM requirements compliance
• Prepare site for REAC inspections and Management Occupancy Review inspections
