Ultipro manages a 285-unit property in South Tulsa, OK, seeking a Property Manager to oversee staffing, marketing, maintenance, and resident relations. The role requires on-site leadership to maximize occupancy and income and to ensure standards across operations.

Responsibilities include leasing, budgeting, staff scheduling, and implementing marketing initiatives while maintaining property appearance and compliance with Fair Housing regulations. Tulsa-based position.

Qualifications

• Previous Property Manager experience required.
• 2+ years on-site Leasing Consultant and/or Assistant Manager experience or 3+ years supervisory experience with customer service orientation.
• Knowledge of Fair Housing regulations.
• High school diploma or equivalent; college-level education strongly preferred.
• Computer proficiency, including MS Office: Word, Excel, and Outlook.
• YARDI experience preferred.
• Active apartment association membership preferred.
• Industry designations strongly preferred.

Responsibilities

• Monitor and manage the community rental rates to maximize income.
• Address resident complaints, concerns and requests appropriately.
• Maintain the community’s appearance and ensure repairs are reported and completed.
• Implement marketing initiatives as prescribed by the Marketing Department.
• Review applications, prepare leases, and complete paperwork.
• Ensure apartment is ready for move-in on the move-in date.
• Orient new residents to the community.
• Prepare annual budgets.
• Ensure deposits and rental payments are collected timely.
• Set the work schedule for all on-site employees.
• Lead by example and support team development.
