WinnCompanies is seeking a Property Manager III to oversee 164-unit scattered-site affordable multifamily communities in Roxbury, MA. You will manage, market, and maintain the property, aiming to meet financial objectives for the owner and management company while ensuring regulatory compliance.

The role requires strong leadership, budgeting, and rent management skills. The position follows a standard weekday schedule, with a pay range of $95,000 to $105,000 annually.

Qualifications

• High school diploma or GED equivalent.
• 1-3 years of relevant work experience.
• 1-3 years of supervisory experience.
• A current driver's license in good standing and ability to meet driving records standards.
• Knowledge of property management and landlord/tenant laws.
• Experience with computer systems, particularly Microsoft Office.
• Excellent customer service skills.
• Outstanding verbal and written communication skills; ability to multi-task in a fast-paced office.

Responsibilities

• Collaborate with senior management to establish rent levels.
• Review rent schedules and oversee rent increases and renewals.
• Maintain occupancy targets and oversee move-ins/outs and renewals.
• Process applications in line with property standards and agency rules.
• Ensure accurate tenant files and proper data in property software.
• Ensure site compliance with state and federal program regulations.
• Direct maintenance to implement programs and controls.
• Provide accurate financial reporting and annual budget preparation.
