WinnCompanies is seeking a Property Manager II for Quincy Geneva II, a 187-unit affordable housing community in Dorchester, MA. You will manage, market, and maintain the property, aiming to meet financial objectives and regulatory requirements.

Salary ranges from $70,657 to $80,600 per year, with an annual bonus up to 10%. Schedule: Mon–Fri, 8:30 AM–5:00 PM. Join a team focused on occupancy, tenant satisfaction, and compliance.

Qualifications

• High school diploma or GED required.
• 1–3 years of relevant work experience.
• Less than 1 year of supervisory experience.
• Knowledge of property management.
• Knowledge of landlord and tenant laws.
• Valid driver license in good standing and driving record per policy.
• Experience with computer systems, especially Microsoft Office.
• Excellent customer service skills.
• Outstanding verbal and written communication skills.
• Ability to multi-task in a fast-paced office environment.
• Ability to work with diverse people.
• Superior attention to detail.

Responsibilities

• Collaborate with senior management to establish rent levels.
• Review rent schedules and oversee rent increases and renewals.
• Maintain optimum occupancy levels.
• Process move-ins, move-outs, recertifications, and renewals.
• Approve rental applications per standards and regulations.
• Follow marketing and reporting policies.
• Keep tenant files accurate and organized.
• Ensure property software data is current.
• Ensure compliance with state and federal program regulations.
• Oversee property maintenance and grounds upkeep.
• Direct maintenance team on programs and controls.
• Report incidents per policy.
• Resolve resident issues timely.
• Prepare and manage annual budget for approval.
• Provide accurate financial reporting and monthly variance reports.
• Solicit bids and process PO and invoices as per policy.
• Ensure timely rent collection and deposits per local laws.
• Screen, hire, and train new personnel.
• Promote staff efficiency through trainings and PDP.
• Conduct weekly staff meetings and reinforce Winn Guiding Principles.
