Qualifications

• Requires a high school diploma or GED and 1–3 years of relevant work experience.
• Knowledge of property management practices and landlord/tenant laws.
• Experience with computer systems, especially Microsoft Office.
• Excellent customer service and outstanding verbal and written communication skills.

Responsibilities

• Collaborate with senior management to establish rent levels.
• Review rent schedules and oversee rent increases and renewals.
• Maintain occupancy targets and manage move-ins/outs/recertifications.
• Process applications and ensure compliance with property standards and regulations.
• Follow marketing policies and reporting requirements.
• Keep tenant files organized and accurate; ensure data integrity in property software.
• Ensure site compliance with state and federal program regulations; maintain site grounds.
• Direct maintenance team to implement maintenance programs and controls.
• Prepare annual budget for senior management approval and provide monthly financial reports.
• Solicit bids, process purchase orders and invoices per policy.
• Oversee timely rent collection and deposits per local laws and company guidelines.
• Screen, hire, and train staff; promote engagement through PDP and trainings.
• Conduct weekly staff meetings and reinforce Winn Guiding Principles.
