Job summary

WPM Real Estate Management is seeking an experienced Property Manager for a garden-style apartment and townhome community in Milford, DE. You will lead a team in day-to-day operations, oversee leasing, maintenance, and financial performance, and partner with RPM and ownership to meet goals.

The role requires a track record in residential property management, strong customer service, and the ability to coach staff.

Qualifications

Demonstrated knowledge of residential property management through successful track record.
Proficiency with Microsoft Office Suite and property management software.
Experience coaching direct reports and achieving business goals.
Delaware JP Court experience and Form 50 holder.
Valid driver’s license and access to a vehicle.

Responsibilities

Supervise leasing processes and ensure documentation compliance with procedures.
Review renewals and implement retention strategies to optimize occupancy.
Conduct routine property inspections and address deficiencies within budget.
Manage community budgets and monitor expenditures and variances.
Market the community to maintain curb appeal and reduce vacancies.
Oversee maintenance and ensure timely unit turns and resident requests are resolved.
Hire, train, and develop staff; enforce company policies and standards.
Prepare activity reports and keep investors informed on operations and finances.
Foster strong relationships with residents, staff, and stakeholders.
