We're partnering with a well‑established owner‑operator to hire a Property Manager for a conventional multifamily community in Wilmington, Delaware. The Opportunity

You’ll oversee all day‑to‑day operations of a conventional multifamily community while leading an on‑site leasing team and maintenance staff. You’ll be responsible for driving occupancy, maximizing financial performance, delivering an exceptional resident experience, and creating a culture of accountability throughout the property.

This is a highly visible role where your leadership will directly influence the property’s success.

What You’ll Do
  • Lead all daily operations while ensuring the community consistently meets operational and financial goals.
  • Recruit, coach, develop, and motivate your on‑site team, creating a culture built on accountability and exceptional customer service.
  • Take an active role in leasing by either personally driving leasing efforts or developing your leasing team into top performers.
  • Walk the property daily to ensure exceptional curb appeal, quality standards, and move‑in readiness.
  • Inspect apartment turns and renovated units to ensure they meet company expectations before resident move‑in.
  • Conduct weekly meetings with leasing and maintenance teams to review goals, priorities, and performance.
  • Oversee occupancy, renewals, collections, delinquency, and resident retention initiatives.
  • Manage resident concerns professionally while maintaining a balanced, solution‑oriented approach.
  • Coordinate unit renovations, capital improvement projects, clubhouse and amenity upgrades, and apartment turns.
  • Develop weekly marketing strategies and monitor leasing traffic to maximize performance.
  • Tour prospective residents, ownership, investors, and corporate visitors through the community.
  • Partner closely with ownership by providing accurate reporting, proactive communication, and operational recommendations.
  • Ensure compliance with company policies and Delaware landlord‑tenant regulations.
What We’re Looking For

  • Property Manager experience within conventional multifamily housing
  • Strong leasing knowledge with the ability to personally lease apartments or coach a leasing team to success

  • Experience leading onsite teams and driving operational performance
  • Strong organizational, communication, and time management skills
  • Experience overseeing apartment turns, renovations, and capital improvement projects
  • Excellent customer service and resident relations skills
  • Proficiency with property management software and Microsoft Office, including Excel
  • The ability to prioritize multiple projects while maintaining attention to detail

Regional familiarity with Delaware, Pennsylvania, or New Jersey is a plus.
