Avenue5 Residential in Kansas City, MO is seeking a Floating Property Manager to oversee daily property operations, lease administration, and resident services. The role emphasizes strong client relations, financial oversight, and team leadership to deliver exceptional property experiences.

The position requires 2–3 years in property management, 1–2 years of direct management, and familiarity with Salesforce.com or Yardi Voyager. A real estate license is a plus.

Qualifications

• High school diploma required; bachelor’s degree preferred.
• 2–3 years of experience in property management is required.
• 1–2 years of direct management experience is required.
• Knowledge of resident rental lifecycle activities is required.
• Real estate license is preferred or may be required in some locations.
• Knowledge of Salesforce.com is preferred.
• Knowledge of Yardi Voyager or another equivalent system is preferred.

Responsibilities

• Manage the day-to-day operations of the property including resident satisfaction and retention, full resident lifecycle activities (lease administration, rent collection, delinquency management), property P&L, and property marketing.
• Responsible for meeting client expectations and providing an excellent customer service experience.
• Responsible for recruiting, interviewing, corrective feedback, and hiring.
• Lead and coach associates to achieve a shared vision and development.
• Execute the strategic marketing plan to attract and retain residents.
• Understand operations guidelines in the property management agreement.
• Respond to resident complaints and liaise with residents and corporate office on maintenance and rules enforcement.
• Maintain professional knowledge by attending workshops and networking.
• Organize site disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk management initiatives.
