Job summary

Monarch Investment and Management Group is seeking an experienced Apartment Property Manager for Ridgeport Apartments and Redbud Twin Homes in the Wichita, KS area. This full-time, on-site role offers a competitive salary and bonus opportunities.

You will oversee budgeting, leasing, marketing, and on-site staff while driving occupancy and resident satisfaction. Benefits include insurance, 401(k) matching, and generous PTO, with potential bonuses based on performance.

Qualifications

• Minimum 2+ years’ experience in multi-family housing or equivalent.
• Must have excellent computer skills and be able to navigate Yardi software.
• Strong knowledge of resident/property management laws and guidelines.

Responsibilities

• Operate the property within the budget and financial guidelines.
• Increase income, reduce expenses, and improve net operating income.
• Ensure leasing at or above market occupancy and rent levels.
• Maintain marketing materials and on-site operations.
• Direct on-site staff and foster a positive work environment.
• Process invoices and manage timely payments.
• Post and track delinquency of rent and other income.
• Build and maintain resident relations and renewals.

PAY: Salary from $50,000-$53,000 per year based on experience

SCHEDULE: Monday-Friday 8 - 5PM, Alternating Saturdays from 10 AM - 3PM

Essential Job Duties and Responsibilities

• Operates the property within the financial guidelines (The Budget)
• Makes recommendations to increase income, decrease expenses and grow net operating income
• Ensures property is leased at or above market occupancy and rent levels based on owners guidelines
• Ensures all property marketing is current, accurate, relevant and at its greatest effect
• Directs activities of all on-site personnel and maintains a great working environment for all
• Process all invoices generated by the property and insure they are paid in a timely manner
• Post, collect, track and manage delinquency of rental and other income
• Responsible for building and maintaining a community of residents through resident relations
• Ensure desired tenant renewals are being captured at the highest rate possible

Knowledge, Skills and Experience required:

• High school diploma or equivalent
• 2+ years’ experience or equivalent in multi-family housing
• Must have excellent computer skills and be able to navigate Yardi software
• General knowledge of local, state and federal resident/property management laws/guidelines
• Strong analytical reporting, critical thinking, problem solving and decision making skill's
• Ability to work well under the pressure of meeting tight deadlines in a timely manner
• Must be able to pass a background check and credit investigation
• Have excellent verbal and written communication
