Job summary

Monarch is seeking an experienced Property Manager for our Topeka, Kansas location. This full-time, on-site role supports on-site teams, strengthens resident relations, and ensures smooth community operations in a multifamily setting.

Qualifications

• High school diploma or equivalent.
• Bilingual in English and Spanish preferred.
• 2+ years’ experience in multi-family housing.
• Experience managing/supervising 1+ employees preferred.
• Sufficient technical proficiency with industry software (YARDI).
• Knowledge of resident/property management laws and fair housing requirements.
• Budget understanding and maintenance coordination experience.

Responsibilities

• Operates the property within the financial guidelines (The Budget).
• Makes recommendations to increase income, decrease expenses and grow net operating income.
• Ensures property is leased at or above market occupancy and rent levels.
• Ensures all property marketing is current and effective.
• Directs activities of on-site personnel and maintains a positive work environment.
• Process all invoices and ensure timely payment.
• Post, collect and manage delinquency of rent and other income.
• Builds and maintains resident relations to boost renewals.

Essential Job Duties and Responsibilities:

• Operates the property within the financial guidelines (The Budget)
• Makes recommendations to increase income, decrease expenses and grow net operating income
• Ensures property is leased at or above market occupancy and rent levels based on owners guidelines
• Ensures all property marketing is current, accurate, relevant and at its greatest effect
• Directs activities of all on-site personnel and maintains a great working environment for all
• Process all invoices generated by the property and insure they are paid in a timely manner
• Post, collect, track and manage delinquency of rental and other income
• Responsible for building and maintaining a community of residents through resident relations
• Ensure desired tenant renewals are being captured at the highest rate possible

Knowledge, Skills and Experience Required:

• High school diploma or equivalent.
• Bilingual in English and Spanish preferred.
• 2+ years’ experience or equivalent in multi-family housing.
• Experience managing/supervising 1+ employees preferred.
• Sufficient technical proficiency, demonstrating:
• Excellent computer skills, able to effectively navigate industry software (YARDI).
• General knowledge of local, state, and federal resident/property management laws/guidelines.
• Consistent successful application of fair housing and legal requirements when leasing and marketing property/units.
• Basic understanding of financial / budgeting principles (can read a budget), maintenance processes and responsibilities, sales/competitive markets.
• Actively demonstrates the ability to:
• Self-direct and adapt to changes, managing competing priorities and projects without sacrificing exceptional service.
• Effectively and wisely lead and manage a team in a diverse workforce.
• Analyze, resolve conflict, problem-solve, and make decisions in an effective, respectful, and goal-oriented manner.
• Simultaneously maintain a strong sense of urgency and meticulous attention to detail.
• Express self and ideas clearly and concisely, regardless of communication method.
• Influence others while fostering collaborative working relationships.
