Job summary

Los Angeles Ads is seeking an experienced Property Manager for San Gabriel Valley and Pasadena area. The role covers day-to-day operations, rent collection, resident relations, occupancy, and regulatory compliance for affordable housing programs.

Must have 2+ years of HUD/CTCAC and Section 8 management experience; strong communication, organization, and confidentiality are essential. Valid CA license and vehicle insurance required; competitive salary and benefits offered.

Qualifications

• Must have High School diploma or GED.
• Minimum two years managing multi-family low-income HUD/CTCAC programs.
• Minimum two years managing multi-family project based Section 8 experience.
• Strong verbal and written communication; good listening and interpersonal skills.
• Highly organized; able to make quick, but reasonable decisions.
• Professional demeanor with residents and staff.
• Ability to exercise discretion and confidentiality in property management.
• Proficient in Microsoft Office.
• Must have a valid California Driver's License and vehicle insurance.
• Two years of property management experience with knowledge of CTCAC, LIHTC, HUD regulations.

Responsibilities

• Enforces rental policies as specified in the management plan.
• Processes applicants and leases following HUD, CTCAC guidelines; collects deposits and adheres to HUD rules.
• Conducts semi-annual unit inspections and corrects deficiencies.
• Performs annual recertification and maintains tenant files and TICs.
• Handles interim recertifications and maintains resident relations.
• Develops positive tenant and community relations with local agencies.
• Keeps resident and office files organized, secure, and compliant.
