Job summary

Anonymous Company seeks an experienced Affordable Housing Property Manager to oversee daily operations of a garden-style apartment community with HUD housing experience. You will lead on-site staff, manage leasing, rent collection, and resident relations while ensuring regulatory compliance and financial performance.

The role requires hands-on HUD program knowledge, strong budgeting skills, and the ability to coordinate maintenance, inspections, and MORs.

Qualifications

• Previous experience managing an affordable housing community with hands-on HUD program knowledge.
• Strong understanding of HUD occupancy requirements, income and asset calculations, rent calculations, and recertifications.
• Experience preparing for HUD inspections, MORs, audits, and file reviews.
• Strong organizational, communication, and leadership skills.
• Ability to manage multiple priorities in a fast-paced environment with deadlines.
• Proficiency in MS Word, Excel, email, and property management software.

Responsibilities

• Oversee day-to-day operations of the apartment community including leasing, occupancy, rent collection, resident relations, and maintenance coordination.
• Ensure compliance with HUD regulations, program requirements, income and asset eligibility, annual and interim recertifications, and required resident documentation.
• Maintain tenant files, rent calculations, certifications, and documentation for HUD reviews and MORs.
• Monitor occupancy, delinquencies, expenses, and other KPIs to meet property goals.
• Manage budget, review financial reports, monitor expenses, and identify cost-control opportunities.
• Supervise on-site staff, train and hold them accountable for performance and customer service.
• Coordinate maintenance operations, work orders, inspections, preventive maintenance, and curb appeal.
• Establish positive relationships with residents, vendors, ownership, and corporate management.
• Address resident concerns professionally while enforcing lease requirements and policies.
• Ensure timely completion of reports and compliance deadlines.
