Job summary

MMS Group seeks an experienced Property Manager for an affordable 74-unit residential property in Macon, GA. You will oversee daily operations, supervise staff, and ensure compliance with affordable housing programs while maintaining high property standards.

Responsibilities include rent collection, budgeting, inspections, and coordinated maintenance. The role requires 3+ years in multifamily/property management, with 2+ years in affordable housing, and LIHTC familiarity.

Qualifications

• Three+ years of residential multifamily property management or real estate management experience.
• Minimum two years of affordable housing experience.
• Associate degree in Marketing and/or Business preferred.
• LIHTC Certification preferred.
• Experience with Section 8 voucher submission, tax-credit programs.
• Proficient with Microsoft Office (Word, Excel, Outlook).

Responsibilities

• Oversee the daily property operations.
• Collect rent and other property fees from residents on time.
• Address resident concerns professionally and efficiently.
• Coordinate maintenance with preventive maintenance and timely repairs; manage make-ready process.
• Prepare and follow operating budget with Regional Manager, plan capital improvements.
• Handle all accounting tasks including invoices, evictions, and resident accounts.
• Hire, train, and supervise site staff to ensure high performance.
• Conduct regular property inspections to maintain standards.
• Complete income verification to ensure government eligibility.
• Perform other duties as outlined in the job description.
