Summary

This position is primarily responsible for managing and coordinating persons, activities, and available resources to achieve property objectives set by the Regional Supervisor and property owner, including maximizing occupancy levels and ensuring compliance. The role also involves training the Assistant Manager to assume all duties in the absence of the Property Manager.

Essential Duties and Responsibilities

1. Hire, terminate, supervise, coach, and discipline staff according to company policies.
2. Conduct orientation and ongoing training for staff.
3. Set expectations, evaluate performance, and ensure proper staffing.
4. Manage payroll, vendor relations, budgeting, and financial reporting.
5. Ensure compliance with Fair Housing, ADA, and other regulations.
6. Oversee property maintenance, inspections, and safety procedures.
7. Implement Resident Selection and Fair Housing Marketing Plans.
8. Maximize occupancy, facilitate unit turnover, and foster resident relations.
9. Coordinate with community and social service staff as needed.
10. Prepare reports, attend meetings, and serve as a liaison with community groups.
11. Report incidents, safety checks, and maintain administrative records.

Qualifications

• High school diploma or GED; 1-3 years related experience or equivalent.
• Knowledge of property management software (e.g., One-Site), MS Office, and regulatory compliance.
• Licenses: Leasing Agent or Sales/Broker, Certified Occupancy Specialist, ARM or CAM, valid driver’s license.
• Excellent communication, leadership, and problem-solving skills.
• Physical ability to perform job functions and work in varied environments.
• Availability for evenings, weekends, and emergencies.
• Bachelor’s or Associate’s degree preferred; minimum 3 years on-site management experience.
