LV is excited to announce an opening for a Property Manager to oversee two nearby communities in Waukesha, WI!

The Property Manager will manage a 240-unit market rate property and a 60-unit project-based Section 8 property.

Overview:

The ideal candidate will have hands-on experience in managing both market rate and project-based Section 8 housing layered with HUD and LIHTC (Low Income Housing Tax Credit). This includes oversight and achievement of financial goals, high resident satisfaction, and operational standards while leading a team of 5 onsite staff — office and maintenance. The candidate should possess strong knowledge of all aspects related to affordable housing program features and ensure compliance with federal, state, and local policies and procedures.

Salary:

$70,000 to $80,000 + Bonuses!

Monterey Apartments - 2725 N University Dr, Waukesha, WI 53188

Responsibilities:
  1. Oversee the day-to-day operations of the properties, ensuring compliance with HUD regulations.
  2. Manage the preparation and submission of all reports related to project-based Section 8, Section 42, and LIHTC, including annual recertifications, rent adjustments, and compliance documentation.
  3. Focus on occupancy, collections, and budgets.
  4. Address the needs of residents, potential residents, and staff, assisting with understanding rental obligations and financial support.
  5. Lead and motivate an on-site team of 5, including hiring, coaching, and training.
  6. Implement marketing strategies to meet occupancy goals, resident retention, and satisfaction.
  7. Inspect site grounds daily and vacant units.
  8. Maximize income, control expenditures, and meet financial objectives by monitoring the property budget.
  9. Coordinate with maintenance to ensure timely handling of requests and communicate delays.
  10. Maintain a clean, safe, and well-maintained environment for residents.
  11. Manage vendor and contractor communications regarding work scheduling, billing, and relations.
  12. Regularly inspect the property and record deficiencies, taking necessary actions within budget.
  13. Oversee lease application processes, including screening, background checks, and income verification.
Requirements:
  • Minimum 3+ years' experience as a residential Property Manager.
  • Experience managing Section 8 and market-rate housing.
  • Experience with recertification processes.
  • Bachelor’s degree in business or related field preferred.
  • Strong communication and organizational skills.
  • Excellent interpersonal skills to motivate and lead a team.
  • Customer service and problem-solving skills.
  • Financial and budget management understanding.
  • Certifications such as ARM or CRM preferred.
  • Entrata software experience preferred.
