Job summary

ZRS Management is seeking a Property Manager to oversee the day‑to‑day operations of our apartment communities, ensuring efficiency, profitability and exceptional resident service. The role reports to the Regional Manager.

You will manage leasing, rent collection, maintenance and resident relations while driving revenue through effective marketing and strategic pricing. Experience in multifamily property management is highly preferred.

Qualifications

• High school diploma required; post‑secondary in business or property management preferred.
• Previous property manager experience in multifamily is highly preferred.
• Strong computer, math, and reasoning skills.

Responsibilities

• Oversee day‑to‑day operations of apartment communities, including leasing, rent collection, maintenance and resident relations.
• Develop and implement effective marketing strategies to attract and retain residents.
• Conduct market research to determine rental rates and maintain competitive pricing.
• Hire, train, supervise and motivate a dedicated team of leasing consultants, maintenance technicians, and administrative staff.
• Collaborate with maintenance to ensure timely work orders, move‑ins, make ready and maintenance requests.
• Oversee lease renewals, negotiate terms and maximize resident retention.
• Conduct regular property inspections to ensure compliance with company standards and local regulations.
• Maintain accurate records of financial transactions, prepare budgets and analyze financial performance.

The Property Manager’s primary focus shall include but not limited to:

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.

• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post‑secondary preferred in business or property management

• Possess strong leadership; interpersonal and organization skills
• Possess effective time management skills and attention to detail
• Knowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products
• Knowledge of Internet, Email, and social media as it pertains to marketing of community
• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
