Job summary

ZRS Management in Houston is seeking a Property Manager to oversee day-to-day operations of apartment communities, ensuring efficient, profitable performance and exceptional resident service.

You will lead leasing, maintenance, and administrative staff; develop marketing strategies; and collaborate with the regional team to maximize occupancy and revenue. This role requires a strong customer-service mindset, budgeting skills, and the ability to work evenings or weekends as needed.

Qualifications

• Minimum required experience as a Property Manager in multifamily housing.
• Strong leadership, customer service, and organization skills.
• Proficiency in Microsoft Excel and Word, plus general office software.
• Ability to manage leasing, rent collection, maintenance, and resident relations.
• Knowledge of local regulations and property compliance.

Responsibilities

• Oversee leasing, rent collection, maintenance, and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Research market rental rates and adjust pricing to stay competitive.
• Hire, train, supervise, and motivate leasing consultants, maintenance techs, and admin staff.
• Coordinate with maintenance to ensure timely work orders, move-ins, and make-readies.
• Manage lease renewals, negotiate terms, and maximize retention.
• Conduct regular property inspections for standards and regulations.
• Maintain accurate financial records, prepare budgets, and analyze performance.
• Address resident concerns and maintain a positive community atmosphere.
• Hold a valid driver's license.

The position of Property Manager reports directly to the Regional Manager.
The Property Manager’s primary focus shall include but not limited to:

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.
• Overseetheleaserenewalprocess,negotiateleaseterms,andstrivetomaximizeresidentretention.
• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post-secondary preferred in business or property management

• Demonstrate strong negotiating and sales abilities
• Possess strong leadership; interpersonal and organization skills
• Possess effective time management skills and attention to detail
• Knowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products
• Knowledge of Internet, Email, and social media as it pertains to marketing of community
• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
