ZRS Management is seeking a Property Manager in Arlington, TX to oversee day-to-day operations of apartment communities, drive revenue, and deliver exceptional resident service. You will lead leasing, maintenance coordination, budgeting, and team supervision in a fast-paced, resident-focused environment.

The role requires experience in multifamily property management, a valid driver's license, and flexibility to work evenings, weekends, and holidays.

Qualifications

• High school diploma required; post-secondary preferred in business or property management
• Previous experience as Property Manager in multifamily industry preferred
• Proficiency in MS Office and property management software
• Flexible to work evenings, weekends and holidays as needed

Responsibilities

• Oversee leasing, rent collection, maintenance, and resident relations
• Develop and implement marketing strategies to attract and retain residents
• Determine rental rates via market research and maintain competitive pricing
• Hire, train, and supervise leasing consultants, maintenance technicians, and administrative staff
• Collaborate with maintenance to ensure timely work orders and move-ins
• Oversee lease renewals, negotiate terms, and maximize resident retention
• Maintain financial records, prepare budgets, and analyze financial performance
• Respond to resident concerns and maintain a positive community atmosphere

As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager.

As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager.

The Property Manager’s primary focus shall include but not limited to:

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.
• Overseetheleaserenewalprocess,negotiateleaseterms,andstrivetomaximizeresidentretention.
• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post‑secondary preferred in business or property management

• Demonstrate excellent computer skills, verbal, math, and reasoning skills
• Demonstrate strong negotiating and sales abilities
• Possess strong leadership; interpersonal and organization skills
• Possess effective time management skills and attention to detail
• Knowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products
• Knowledge of Internet, Email, and social media as it pertains to marketing of community
• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
